Apple CEO on friending Facebook, educating Siri and killing Ping

Apple CEO Tim Cook sat down for an in-depth?interview during the?All?Things?Digital conference in?Rancho Palos Verdes, California on Tuesday.?Cook discussed where Apple's been and ??more importantly ??where it's going. He also slipped in some hints about the future of Siri, the doom of Ping, and a potential relationship between Apple and Facebook.

Cook started his conversation with his hosts, Kara Swisher and Walt Mossberg, by declaring that he has never been as amazed by "all the things [he] cannot talk about" right now. "The juices are flowing and we have some incredible things coming out," he explained.

While Cook touched on a range of topics, including Apple's manufacturing plans, during the interview, my ears twitched when he mentioned good ol' Ping.?

Ping ??iTunes Ping, to use its proper name ??is a social network of sorts that's baked into Apple's desktop?media player software. The feature was not received particularly well by most users, who criticized its limited availability, the?prevalence?of fake celebrity accounts, the removal of Facebook integration, and initial waves of spam.?

When asked about what happened to Ping, Cook explained that it seems as if the average customer is saying that it "isn?t something that [he or she wants] to put a lot of energy into."

"Will we kill it? I don't know. We'll look at that," he remarked before host Swisher quipped that Apple could "totally sell [Ping] to Google+."

While it sounds as if Ping is doomed, there is potentially brighter news when it comes to other social network integration. Cook remarked that "Facebook is a great company" and that he has "great appreciation for them."

?We have great respect for them," he emphasized, again."?I think we can do more with them. Just stay tuned on this one.???

Sounds like Facebook and Apple might be changing their relationship status settings at some point in the near future. Hopefully the social network won't get jealous of all the attention Apple is giving Siri, the personal assistant built into the latest generation iPhone, though. Because Siri is definitely here to stay for a while.

?Customers love it. It?s one of the most popular features of iPhone 4S," Cook told Swisher and Mossberg. "But there?s more that it can do, and we have a lot of people working on this. And I think you will be really pleased with some of the things you?ll see over the coming months on this. We have some cool ideas about what Siri can do. We have a lot going on on this.?

Out of Date Power of Attorney: People often times implement estate planning documents as they head into retirement and then forget about them. If the people named in the documents are no longer alive, unwilling or unable to step in when needed, court intervention may be required.

From time to time we see situations where the estate is ?stuck.? This usually occurs when a person is no longer capable of handling their affairs and while it is clear to family, friends and advisors, the person may see things differently. If they are unwilling to relinquish control, sometimes it comes down to a court order which is just something all want to avoid.

Beneficiaries: If someone or entity is a named beneficiary in a Trust, even for a small amount, they are entitled to a copy of the document and the details of the estate. While your privacy may be protected from public view that does not mean that others are not privy to your entire financial makeup. ?If someone wants to name a charity as a beneficiary of the estate and keep their assets private, a great way to do that is via their IRA accounts,? according to Parks. While they are privy to only this one account, the charity also avoids the income taxes associated with IRA.

There are other accounts and structures that avoid probate and that can be singled out from the rest of the estate. These are generally in the form of annuity contracts, life insurance policies and pay on death (POD) accounts, all passing by beneficiary elections tied to those accounts.

Improperly Titled Assets: Getting a Trust drafted is one thing, but making sure it is properly funded is another. During the refinance process is has been common for banks to request the property be removed from a Trust (in essence they don?t want to deal with ownership other than you). ?Some people forget to put the property back in the Trust after the financing takes place,? according to Gamble Parks.

The key to keeping your financial affairs private really resides with how your own your assets, who is in charge after you are no longer able and who has the legal access to your information either by choice or by requirement. Gamble Parks reminds us that ?many issues are avoided by having current documents that are properly funded and clearly outline triggering events that name people you trust to carry out your wishes.?

What $1 million will get home buyers around the U.S.

How much can you get for $1 million in today?s real estate market? The answer, of course, varies depending on where you?re looking to buy.

In the wake of the U.S. housing crisis, consumer confidence and home values fell sharply, while prices in some cities are less than half of what they were in 2007. In many local markets, however, such as in New York, San Francisco, Anchorage, Alaska, and Omaha, Neb., people on the front lines are optimistic about a recovery in sales volumes, prices and buyer confidence.

One price range of particular interest is the $1 million market, where affordability and luxury come to a crossroads. In some places, $1 million may buy you a mansion; in others it may fetch a more moderate home. Although in most markets, homes in the $1 million range are not typical, they provide a good reference point for spending across the country as well as the health of local economies.

CNBC.com: America's richest counties

CNBC.com surveyed real estate agents in 18 U.S. cities to gain individual perspectives on the health of America?s local real estate markets. The following slides include example homes from each market valued between $1 million and $1.25 million that are either currently for sale or recently sold. The participants in the survey offered a front-line perspective on how local markets are performing compared to last year, how the dynamics are changing and what buyers and sellers are asking when buying a home.

Omaha

Local perspective:

?Last year, the high end market was dead, and it has picked up tremendously from this time in 2011,? says Deb Cizek of the Cizek Group. According to Cizek, homes valued above $1 million are among the hottest properties in the city, and aggressively priced homes can sell in as little as 30 days, while homes without significant reductions may remain on the market for 120 days or more before being sold.?

Cizek says that most home buyers in Omaha are relocating or upgrading from a previous home, with a noticeable lack of first time buyers. She maintains a positive outlook for prices and buying activity through the end of the summer.

New York

Local perspective:
?The real estate market in Manhattan is much more vigorous than it was a year ago,? says Kelly Robinson of Town Real Estate, ?A lot of people feel like they missed the bottom of the market, and it has created a sense of urgency.? According to Robinson, sale prices in the luxury market rose by 8.7 percent per square foot, with the average sales price of homes in Manhattan standing just under $5.6 million in the first quarter of 2012.

The city real estate market is fueled by confidence and increasing rental prices, says Robinson, and the luxury segment for homes priced above $5 million is where the most robust buying activity is focused. That?s because of a limited inventory in this segment and a pool of willing buyers waiting to enter.?

Robinson says she has seen a significant increase in activity and number of bidding wars for properties and is expecting strong second-quarter numbers, especially in the luxury sector. New York has seen a variety of buyers, from first time homeowners frustrated with the high price of renting to foreign investors and native residents looking to relocate.

She says that in New York, buyers are concerned about a home?s price per square foot but also have a variety of questions when purchasing, including the financial condition of the building itself, number of owner-occupied units on the property and restrictions on lifestyle and usability of the property, such as whether the owner is allowed to have pets, sublet the apartment or whether the property can be purchased for a child.

San Francisco

Local perspective:
Although listing for $1,099,000, the home featured here ended with a final sale price of $1,170,000, according to the broker involved. This upward bidding reflects strength in the San Francisco market, and compared to last year the city is ?seeing more buyer confidence, more buyers, considerably less inventory and a more cautious lending environment, with no real appraisal issues,? says Mark Best of Coldwell Banker Residential Brokerage.

Homes priced in the $1 million range sell slower than entry-level homes priced up to $800,000, says Best, but are selling faster than homes priced above $2 million. However, San Francisco is one of the U.S. cities where homes are selling the fastest. Best sees this trend continuing to improve from last year. He believes that one of the biggest challenges to the market will be to reduce inventory, but sales are helped by low interest rates and a positive jobs outlook.

Honolulu

Size of home/lot: 2,574 sq ft / 5,998 sq ft

Local perspective:

Home prices are up 10 percent on Oahu, the island where Honolulu is located, says Patti Nakagawa of Coldwell Banker Pacific Properties, although sales have dropped slightly since last year. She says this is a result of low inventory, multiple offers on existing properties and qualified homebuyers waiting for new homes to come to market. In Honolulu, homes selling for more than $1 million take much longer to sell, with about an 11 month inventory waiting to be sold.

Nakagawa anticipates a strong overall market for 2012. She points out that the Hawaii property market has the benefit of a large number of second homes, with buyers from the mainland looking to snatch up vacation properties.

Atlanta

Listing price: $1,095,000
Bedrooms: 5
Bathrooms: 4 full, 2 half
Size of home:? 6,000 sq ft

Local perspective:
Shea Zimmerman of Harry Norman Realtors says: ?There is definitely a change in the market and all for good. Sales are up between 8 percent and 10 percent in our market area.? She says that homes priced in the $1 million to $3 million range are selling much faster than those in higher price ranges, and the area benefits from a light inventory, cutting the average time a house will spend on the market nearly in half from this time in 2011.

Zimmerman?s outlook for Atlanta is increasingly positive. She says increased activity this spring began earlier than normal, a trend she expects to see through the second quarter. Most buyers are relocating or upgrading, she says, and most of their questions are in regard to quality of the neighborhood, instead of price.?

US ambassador surprised by Russian criticism

MOSCOW (AP) ? The U.S. ambassador to Russia said Wednesday that he was surprised by the Russian Foreign Ministry's criticism of his remarks at a meeting with students last week and the Ministry's interpretation that he had suggested Russia tried to bribe Kyrgyzstan.

The attack follows recent negative coverage of McFaul by Russian state-run television stations, which suggested his agenda is to support opposition leaders and promote a "revolution."

Russia's Foreign Ministry castigated Michael McFaul on Monday for saying Russia had offered money to the leader of Kyrgyzstan for removing a U.S. base from its soil, saying his description of this and other issues was "deliberately distorted."

The Ministry also accused McFaul of misrepresenting Russia's stance on issues such as the Iranian nuclear standoff and North Korea's nuclear program.

"This isn't the first the time when statements and actions of Mr. McFaul are causing bewilderment," Russia's Foreign Ministry said.

At the U.S. State Department, spokeswoman Victoria Nuland was asked Tuesday by reporters if McFaul had accused Russia of seeking to bribe Kyrgyzstan. She replied, "My understanding is that there was a misinterpretation of what he said."

McFaul said on his Livejournal blog Wednesday that his speech last week was intended to applaud U.S.-Russian cooperation.

"The point of my digressions into past historical practices was not to 'spread blatant falsehoods,' but rather to illustrate precisely how much we have overcome by abandoning these outmoded ways of diplomacy from previous eras," he wrote.

McFaul said he probably "shouldn't have spoken so colorfully and bluntly" and promised to "work harder to speak more diplomatically."

McFaul, a former Stanford University professor, has written extensively on fostering democracy. He is regarded as a leading expert on U.S. relations with Russia, and has played a key role in the Obama administration's efforts to "reset" ties with Moscow.

Earlier this year, McFaul was perplexed to see crews of a government-controlled TV station stalking his every move and expressed concern that his email and phone calls may be intercepted.

Monday's ministerial attack on McFaul follows strong criticism of the U.S. by Vladimir Putin, who won a third presidential term in March's election. In the run-up to the vote, Putin accused the U.S. of backing massive protests against his 12-year rule.

Justin Bieber allegedly batters photographer

On Sunday, Justin Bieber's squeaky-clean reputation took a hit as the singer allegedly launched into a physical altercation with a paparazzo.

NBC News correspondent Kristen Dahlgren delivered the details on TODAY Monday morning.

Bieber and girlfriend Selena Gomez were said to be leaving a shopping center when the trouble began. Witnesses claim they saw the teen idol rush from a van for a face-to-face confrontation with a photographer who'd been seen taking photos of the young couple.

Deputies were called to the scene, but witnesses revealed that Bieber and Gomez left before they arrived.

According to a press release from the Malibu Sheriff's Office, the photographer reported that the singer "physically battered" him during the confrontation.

The man was treated and then released from an area hospital.

The Los Angeles County Sheriff's Department is investigating the incident and plans to speak to the signer.

While there's been no official word about the incident from Beiber's camp, he took to Twitter in the early hours of Monday and told his followers that he was "gonna focus on the important stuff. the music."

LONDON (AP) ? International Monetary Fund chief Christine Lagarde says she has more sympathy for poor African children than Greeks suffering under the country's economic problems and austerity measures.

Making clear that the IMF has no plans to relent on its austerity requirements for the country, Lagarde said she was aware that many Greeks were struggling to access services like healthcare because of the country's economic crisis, but believed people in other countries deserved more sympathy.

"I think more of the little kids from a school in a little village in Niger who get teaching two hours a day, sharing one chair for three of them, and who are very keen to get an education," she said in an interview with the U.K.'s Guardian newspaper published Saturday. "I have them in my mind all the time. Because I think they need even more help than the people in Athens."

Lagarde pointed to Greece's culture of tax evasion as a major factor behind the country's financial difficulties, saying: "So, you know what? As far as Athens is concerned, I also think about all those people who are trying to escape tax all the time."

Greeks "should also help themselves collectively" by paying their taxes, she said.

Greece's economy is being kept afloat on international loans provided by the European Union and the IMF, along with a harsh austerity package of cuts and higher taxes that is deeply unpopular with the country's electorate. The government that agreed to the loan and austerity package was voted out of office in May.

The new parties, who mainly campaigned on anti-austerity platforms ? have not been able to form a government and new elections are scheduled for June 17. One of the most popular parties in Greece, the left-wing Syriza party, wants to abolish Greece's international bailout agreements, raising fears that Greece will leave the Eurozone and destabilize world markets.

Health-insurance refunds on the way for Arizonans

Arizona consumers and businesses can expect to collect more than $36 million in refunds this summer from health-insurance companies under new provisions of the nation's health-care law, according to two reports.

The reports show consumers who have purchased individual health-insurance plans will get $24.4 million in refund checks or credits to future premiums. Insurers also will refund $9.3 million to employers with small-group plans of fewer than 50 people and an additional $2.9 million to companies with larger plans of more than 50 people, according to reports by Consumers Union and Kaiser Family Foundation.

The Affordable Care Act requires health-insurance companies to spend at least 80 percent of premiums on medical care or efforts to improve health-care quality for consumers and small businesses. For large businesses, that threshold increases to 85 percent spent on medical care or health-quality initiatives.

The new "medical-loss ratio" standards, which took effect Jan. 1, 2011, are meant to provide relief to consumers and businesses and prevent insurance companies from keeping a significant portion of customers' premiums for salaries, brokers' fees, profit and other administrative costs.

The first round of rebates, based on insurers' spending for 2011, must be sent to customers by Aug. 1.

Representatives for Washington, D.C.-based Consumers Union said the report shows that the health-care law's rules are beginning to pay dividends for consumers both in rebates and lower rate increases.

"The MLR (medical-loss ratio) is starting to work for consumers by holding down those rate hikes and bringing consumers more value for their money," said Sondra Roberto, a Consumers Union staff attorney.

The Consumers Union report showed that Blue Cross Blue Shield of Arizona expects to rebate $8.7 million to more than 77,000 individual policyholders. UnitedHealthcare's Golden Rule Insurance will refund nearly $8.7 million to more than 30,000 policyholders. Aetna Life, Mega and Humana also expect to refund consumers.

Small businesses also can expect some relief, with Blue Cross Blue Shield anticipating refunds of about $3.2 million to more than 3,700 small businesses. Humana, Aetna and Trustmark Life Insurance Co. each expect to refund at least $1 million to small-group plans.

Blue Cross Blue Shield representatives said the Consumers Union's report accurately reflects its anticipated rebates to policyholders. Blue Cross Blue Shield, Arizona's largest health insurer as measured by premiums, paid $2.8 billion in medical claims last year.

"Because our medical costs were lower than expected, we are pleased to pass on these savings to our members," Blue Cross Blue Shield spokeswoman Regena Frieden said.

The Consumers Union report suggested that the medical-loss ratio requirements are moderating rate increases. Blue Cross Blue Shield of Arizona, for example, sought rate changes last year that ranged from a 3 percent increase to a 2.9 percent decrease, according to Consumers Union.

But Blue Cross Blue Shield's Frieden said the company's rate increases reflected a downward trend in customers' use of medical services, likely an outgrowth of the economy.

'Stash house' raid nets 131 illegal immigrants

Federal agents have arrested four people accused of smuggling 131 illegal immigrants found at a "stash house" in south Texas, a U.S. Immigration and Customs Enforcement?official said Wednesday.?
